360 at South Bay on El Segundo Blvd | July 18, 2010

If you routinely drive on El Segundo Blvd. just west of the 405 Freeway, as I often do getting in and out of Del Aire, you have been driving past the dead construction zone branded 360 on El Segundo Blvd. at the corner of Aviation.  This was an ambitious project which barely got off the ground a couple of years ago, only to be put on hold by the builder, Williams Lyon Homes, as the housing market experienced a dramatic cool-down locally from 2007 into early 2009.

However, earlier this year 360 on El Segundo Blvd. re-opened their sales office and re-started construction.  I recently had the opportunity to visit with the sales staff and tour the project.  The project’s target market seems to be young professionals who lead active lifestyles.  Taglines such as “Between boards rooms & board shorts” & “Between the city and the sea” proliferate their marketing and advertising.  Currently Williams Lyons is selling two somewhat different types of homes within 360 on El Segundo Blvd, The Flats and The Court.

 The Flats at 360 on El Segundo Blvd. are made up of 8 different single-floor plans throughout 4-story urban-style buildings, complete with interior elevator service and private garages.  For more detailed information on floor-plans and pricing, please visit my blog on 360 at South Bay, The Flats.

The Court at 360 on El Segundo Blvd. consists of 4 different floor-plans, each of which is 3-stories, with a 2 car attached garage off of the rear of the unit, leaving a cleaner looking street side entry at the front of the home.  For more detailed information on floor-plans and pricing, please visit my blog on 360 at South Bay, The Court.

As you would expect, a newly constructed community of this size comes with its array of amenities.  Williams Lyon attempts to duplicate create a hub of recreation for community residents with The Center.  The Center is basically the collection of amenities laid out in about 2 ½ acres at the epicenter of the community.    There are 3 pools, waterfalls, an outdoor fireplace, built-in modern stainless steel barbeques, and contemporary style lounge furniture.  At least at this point prior to move-in, the poolside area is a bit reminiscent of what you might expect to find poolside in one of the more modern Vegas or Palm Springs resorts.  Beyond the pool area you will find bocce courts, a basketball court, and a paddle tennis court.  It seems silly to not have gone all out and found the extra square footage area to build a regular tennis court instead of the paddle court.

If the elements force you inside at The Center, you will find an upscale sports-bar style billiards lounge w/ flat screens, large leather couches and cocktail tables.  There is also a larger party room that can be reserved for private events.  The party room is off of a large catering kitchen to help simplify getting food in for your private party.  Upstairs you will find The Rec, the builder’s name for the fitness center which includes free weights and cardio machines.  The Rec also has great views of the poolside area downstairs, as well as separate locker rooms for the guys and the ladies.

The builder is offering to pay your first year of HOA dues.  William Lyons is also quick to remind that even though the Federal $8,000 tax credit has expired and the California $10,000 First Time Buyer Tax Credit is quickly running out, buyers can still take advantage of the California $10,000 Tax Credit for New Construction Properties.
